Can I finance in an LLC?

Yes — and most of our borrowers do. Investment property loans through Fund Capital Now are business-purpose loans, so financing through your LLC, LP, or corporation is standard. You'll need Articles of Organization, Operating Agreement (signed), IRS EIN confirmation letter, and government-issued ID for all principals.

Bridge / Fix-and-Flip: as fast as 10–14 days with a clean file. DSCR Rental Loans: typically 21–30 days. Term sheets are issued within 48 hours of receiving your deal info. The biggest factor in close speed is how quickly you provide documents.

Do I need to show tax returns or W-2s?

No — for either product. DSCR loans qualify entirely based on your property's rental income relative to the loan payment. No personal income documentation, no employment verification, no tax returns. Bridge / fix-and-flip loans are also asset-based — underwritten on the property value and your renovation plan, not your personal income.

What is a DSCR loan?

DSCR stands for Debt Service Coverage Ratio. It's a loan product that qualifies you based on your property's rental income rather than your personal income. The formula: DSCR = Monthly Gross Rent ÷ Monthly PITIA (Principal + Interest + Taxes + Insurance + HOA). A DSCR of 1.0x means the rent exactly covers the payment. Most programs require a minimum of 0.80x–1.0x.

What's the difference between a bridge loan and a DSCR loan?

We do NOT finance owner-occupied primary residences, raw land, commercial properties, or hotels.
